Wine and Your Health

During the 1990s, a physician voiced on a national TV show that drinking red wine reduces heart disease. It made all the headlines. He cited the relatively lower levels of the disease in France despite their ever so famously high fat diets. Since that program, it seems that red wine health effects have been on the forefront of the wine consumer?s mind.

Good for the Heart

Coronary artery disease is caused by a build up of cholesterol in the arteries that supply the blood to the heart. If the arteries get partially blocked the heart cannot get enough oxygen and the result is pain. Does red wine protect against heart disease?

Many studies suggested that moderate amount of red wine (one to two glasses a day) lowers the risk of heart attack for middle aged people by 30 to 50 percent. It was also concluded that red wine may prevent additional heart attacks if you have already suffered from one.

The cholesterol that blocks these arteries is called low density lipo-protein or referred to as the bad cholesterol. This is cleared from the blood by high density lipo-proteins or the good cholesterol. Moderate wine consumption produces a better balance of these two. Additionally, wine has an anti-coagulation effect which makes the blood less likely to clot.

Red Wines

Chemical and food experts have known for years that wine contains rich deposits of vitamins, minerals, and natural sugars that are often beneficial to good health. Wine is also rich in potassium and low in sodium. Red wines have more of these elements due to the juices longer contact with the grape skins. Red wines are also rich in Vitamin B which comes from the grape skins as well.

Wine and Digestion

Wine aids in the production and flow of gastric juices. This facilitates digestion by breaking down the food in the stomach quickly and effectively. For many, after the age of 50 our bodies do not produce enough hydrochloric acid that are needed for digestion. So many doctors, including my own, have suggested a glass or two of wine with a meal. Who am I to complain?

Wine also has a tranquil effect on the body and helps people who have trouble sleeping. And it does not stop there as it may help lower the risk of developing dementia and Alzheimer?s disease.

Wine and Calories

As of now, there is no such thing as a diet wine. Unfortunately, there is no getting away from the fact that wine contains calories and calories make you fat if you do not burn them up. A glass of white or red wine contains around 100 calories. Sweeter wines that contain residual sugar as well as alcohol have more calories.

Final Thoughts

When you put everything together you may decide that a little bit of wine does you some good. Wine certainly has its place in a healthy lifestyle. That is my conclusion, and I am sticking with it!

Your IRS Tax Appeal Rights

Are you in the middle of a disagreement with the IRS? One of the guaranteed rights for all taxpayers is the right to appeal. If you disagree with the IRS about the amount of your tax liability or about proposed collection actions, you have the right to ask the IRS Appeals Office to review your case.

During their contact with taxpayers, IRS employees are required to explain and protect these taxpayer rights, including the right to appeal. The IRS appeals system is for people who do not agree with the results of an examination of their tax returns or other adjustments to their tax liability. In addition to examinations, you can appeal many other things, including:

1. Collection actions such as liens, levies, seizures, installment agreement terminations and rejected offers-in-compromise,

2. Penalties and interest, and

3. Employment tax adjustments and the trust fund recovery penalty.

Internal IRS Appeal conferences are informal meetings. The local Appeals Office, which is independent of the IRS office, can sometimes resolve an appeal by telephone or through correspondence.

The IRS also offers an option called Fast Track Mediation, during which an appeals or settlement officer attempts to help you and the IRS reach a mutually satisfactory solution. Most cases not docketed in court qualify for Fast Track Mediation. You may request Fast Track Mediation at the conclusion of an audit or collection determination, but prior to your request for a normal appeals hearing. Fast Track Mediation is meant to promote the early resolution of a dispute. It doesn't eliminate or replace existing dispute resolution options, including your opportunity to request a conference with a manager or a hearing before Appeals. You may withdraw from the mediation process at any time.

When attending an informal meeting or pursuing mediation, you may represent yourself or you can be represented by an attorney, certified public accountant or individual enrolled to practice before the IRS.

If you and the IRS appeals officer cannot reach agreement, or if you prefer not to appeal within the IRS, in most cases you may take your disagreement to federal court. Usually, it is worth having a go at mediation before committing to an expensive and time-consuming court process.

Personal Success - Take a Break from Business

Have Some Time to Yourself
One of the most important things you can have when running a successful business, is to have time for yourself. Every small business owner needs to make time to be quiet.

The following facts apply in every small business:

  • You will always have deadlines to meet.
  • No business is perfect.
  • No business owner is perfect.
  • You will always have disgruntled staff to deal with.
  • You will always have customers who are unhappy, due to one thing or another.
  • You will always order too much or too little stock.
  • You will always find that the supplier sends you the wrong thing.

Many things will contribute to you being stressed out at the end of a business day. You will feel a lot of pressure and you will be left a mental and physical wreck at times. However, you still need to summon up the energy and patience to deal with the frustrations that come as part and parcel of owning and running a small business.

The Value of the Quiet Time
To try and combat this stress and pressure you need to budget a small amount of time every day, aside in a quiet place, to recharge your physical and mental batteries.

This is known as a 'quiet time'.

Teachers in day care centres and kindergartens often use quiet times to maintain some sort of order in their classrooms. When you have 20 or 30 hyperactive little children running around, quiet time allows them to calm down. As a business owner you need to treat yourself to the same sort of attention. After you have worked so hard, you owe it to yourself to have some time for yourself.

Quiet time is not an option it should be a basic requirement in your business. This time of being alone, where you have a few minutes or even half an hour to yourself, will pay dividends in the long run, in how successfully and stress free you will continue to run your business.

We are not suggesting that you go into meditation or wear a robe, or go into a trance, or anything like that - simply take time to go for a walk or feel the wind blow, or smell the flowers. Just sitting in the park will do you a world of good.

If you can't get out, make sure you close your door and put the 'not to be disturbed' sign up. Don't turn on the radio or TV. Don't read any books. Simply just take some time to relax and take it easy.

Highly strung, entrepreneur achievers need this quiet time relaxation the most.

You will probably find that when you begin this, it will be difficult to shut off all the business problems of the day. You need to persevere, because the business problems will always be there - no matter what. It's true how the big problems will appear smaller once you have them in the right perspective.

Personal Keys to Success

  • Make people feel at ease.
  • Have confidence in your own value.
  • Participate in life.
  • Be active in your community.
  • Feel worthy of your own goals.
  • Relax and be yourself.
  • Be slow to criticise others' achievements.
  • Never use subterfuge. (Speak your mind and earn respect.)
  • Look into the nearest mirror, because the person starting back at you is the only person responsible for your success.
  • Your positive self-esteem is your foundation for success.
  • Always associate with successful people and avoid those who are negative.
  • Desire to be successful and commit to being a success.
  • Write down a vision of what you want out of your life.
  • Do what you are best at because this will give you the most satisfaction.
  • Write down your biggest goals, because they are the ones you most want to fulfil.
  • Banish all negative thoughts and traits because they are bad habits.
  • Don't bathe in success, but use it. Once you achieve your first goal move on to others.
  • Listen to other people's comments and advise. Once you hear it, weigh up your own actions.
  • Share the spotlight by giving credit to those who deserve it.

The Story of Adam and Eve

To really understand how we all got here, what it really means to be "born again" and why there is so much death and destruction in the world we live in - you have to go back to the very beginning to the story of Adam and Eve as told to us in the Bible.

To truly understand our roots and beginnings as Christians, we have to fully understand what occurred in this story. In this article, we will cover the basic highlights of exactly what God was doing when He created the first man and the first woman and what happened when they could not stay off of the one tree that He told them not to eat from.

As a result of their one disobedient act, all of mankind had to be born into an imperfect fallen world subject to death, corruption, demonic spirits and bad and evil people who have chosen with their free wills to live this life on the dark side - thereby causing untold pain, death and misery to millions of people throughout the ages.

This incredible story also explains God's perfect setup in arranging for His Son Jesus Christ to come to our earth in the flesh, to go to the cross to die for all of the sins of mankind - thereby restoring our divine connection back to God the Father and gaining us entry into heaven when we all die and cross over. The story of Adam and Eve (sets the stage) for the greatest story that will ever be told - the coming of our Lord and Savior Jesus Christ to our earth to save us from our sins.

This story also explains exactly what it means to born "again." Adam and Eve lost "something" that day when they committed their first sin against God by eating off the tree of the knowledge and good and evil. After Jesus comes to our earth to die for all of our sins - we then get back that "something" that Adam and Eve lost that day - hence the word born "again." This article will fully explain what that "something" was and how we got that "something" back "again" after Jesus died on the cross.

This story needs to be fully understood by every Christian so we know who we really are "in Christ Jesus" and exactly why there is so much death and destruction in our earthly lives. Knowledge that this story will give you on these topics will also help you when witnessing to nonbelievers - especially when you have to deal with one of the most frequently asked question by many nonbelievers - if there really is a God, how could He allow so many bad things to happen to so many people on our earth throughout the last 6000 years?

Once you fully understand the consequences that occurred after Adam and Eve ate off of that one forbidden tree - you will have the knowledge and insight to fully explain the answer to that question to anyone who may ask you - whether it be to a nonbeliever or even to another Christian who really doesn't understand the "Big Picture" and why things are the way they are in this life.

For a very good synopsis of this story, along with a good detailed explanation explaining some of the above topics, go to http://www.bible-knowledge.com/Adam-and-Eve.html

Iran is Escalating the Conflict

Iran has threatened to raise America's fuel prices again. They have said they will most likely comply with the nuclear weapons productions, but are quite spiteful with regards to a different attack on American Soil. They are using what they believe to be levers available to them in OPEC. Iran has threatened to ask OPEC; Organization of Petroleum Exporting Countries to slash output when the group meets this next week. Iran's OPEC governor has made this comment in the news.

So are they all going to screw us in the United States and then allow Iran to be the one to blame? Yet, we will not be able to go to war now over the nuke thing. But we all know they have been exporting insurgents to Iraq to kill Iraqi police and US service men and of course the miscellaneous civilian for a head chopping video? We can still justify a war to take out the Iranian leadership. This time it could actually be a war about oil as well as insurgents, but we in America want our oil prices lowered not raised. So, we will need to economically cripple the country, attack them with weapons or help the silent majority in a civil war.

Another way we can crush these abuses of power and bull crap games they play is to enlist wall street to attack all Iranian interests and slam their investments and currency. Completely destroy their economy and economic output. This will lead to a civil war and we will make a lot of money screwing them over. It seems that is exactly what their governor said he wanted to do. A cartel, which manipulates the supply as an attack against the United States is in fact committing an act of war; it is a play to bring about political will. It is time we shut that down now and stop screwing with those who wish us ill will. These sorts of threats against our nations economy are an act of a war.

If we are going to pay more for oil anyway and the Iran continues to threaten the peace, send in insurgents to kill our soldiers, a war is a good option. Killing one's own species is a horrible thing to do, but this war has already started and instead of unraveling the problems Iran is trying to wind things up; we must lay down the letter of the law and stop screwing with people who will not honor the written or spoken word. How can you even maintain peace or make a treaty with a group, which lies, cheats and looks for ways to stick you in the back, every time you turn around? It appears we will be going to war with Iran. This OPEC game playing now is really going to be the last stray. We need to pull out all the stops and stop playing games with such underhanded games. Oh, don't get me wrong I also am not fond of the North Korean Chairman Kim Jong Il either. We can easily do both and continue our rebuilding efforts. Think on this America, do you want to pay $4.00 a gallon at the pump or would rather put a stop to some of this BS.

Lifestyle Wellness

LIFESTYLE WELLNESS = An Adventure of Health + Vitality!

Not a strong wind, nor a surge of pressure, nor a fit of passion, nor anything, can throw you off when your body, mind and spirit are in perfect balance. -Unknown

'WELLNESS'....what does this word mean to you? What are the images, thoughts that come to mind? Perhaps you relate it to one or several of the following dimensions:

Physical Dimension: a state of being free from illness, being in good health, feeling "well", practicing good healthy habits; being able to do all you desire or need to, without physical restraints or limitations.

Emotional Dimension: feeling positive and enthusiastic about ones-self, ones' decisions, goals, sense of contentment, fulfillment, having peace, love, joy in our lives and our attitudes; cultivating and experiencing positive, loving relationships.

Mental Dimension: engaged in activities that bring personal gratification and fulfillment, You can feel good in mind by, learning more, making firm positive decisions, intellectual wellness, stress management, critical thinking, clearing your past to gain freedom from guilt, shame, insecurity, fear, etc.

Spiritual Dimension: seeking meaning and purpose in human existence. It could involve seeking answers to philosophical questions, such as: "Why am I here?" and "What is life about?" For some, faith in a personal God provides answers; for others, organized religion and then for others, introspection as well as being in touch with nature and their environment/universe helps to provide answers.

'Wellness' is a holistic concept and one of balance, encompassing the 'whole' person and all aspects of their life. It seemed to be unanimous with most, that keeping these aspects balanced can be like a juggling act and if just one dimension is out of balance, it will upset the others. In daily life it can be an ongoing conscientious struggle to achieve this balance.

Balance is a universal law and for things to function properly there must be equilibrium. Three examples are: 1) nature exists in balanced ecosystems; 2) the planetary system with its gravitation and rotation and specifically for we earthlings, that we neither freeze to death nor burn up because we are just the right distance from the sun; 3) the human body works best when our systems are balanced, if not, it is called illness.

We are all familiar to one degree or another with the results of imbalance in our lives: burnout, conflicts in relationships, a disorganized environment, fatigue, frustration, illness, insomnia, lack lustre, no fun, not creating or expressing oneself fully, overwork, not enough money, no spiritual life etc.

"Success isn't success unless your life is well balanced and you have peace of mind." -Nancy R. Fenn

Wellness is about TOTAL YOU; but it is not achieved by accident...just picking the dimension of wellness that you like and minimizing the others doesn't work in the long run. Optimal lifestyle wellness begins with a conscious, intentional decision/choice to assume responsibility for the quality of your life. It may mean raising your standards above what you have been comfortable with; it will require time, commitment, energy, motivation and attitude.

Adventure isn't just hanging on a rope off the side of a mountain. "Adventure is an attitude that we must apply to the day to day obstacles of life --facing new challenges, seizing new opportunities, testing our resources against the unknown and in the process, discovering our own unique God - given potentional" (--adapted from John Amatt; organizer and participant in Canada's first successful expedition to the summit of Mt Everest.)

"We are constantly advancing, like explorers, into the unknown, which makes life an adventure all the way" -Eleanor Roosevelt

We all have tried many times in different ways to tackle and manage the imbalances in our lives; sometime however, unsuccessfully or not completely. Encouragement, accountability and knowledge are often lacking. A Coach helps you discover/unearth who you are, where you are at and where you want to go and to create sustainable, healthy changes in your life with resources, tools and insights and a strong partnership with you. It is like running a race with a relay partner whereby your time and results are maximized while your efforts are halved.

BENEFITS FOR YOU THROUGH LIFESTYLE - WELLNESS COACHING:

A real action plan that supports your overall health:

* Increased knowledge of nutrition and supplementation; supplying the body with the proper nutrients

* Feeling more "at home" in your body, increased immunity and physical well-being ( improved muscle tone, strength, flexibility and endurance )

* Prevent or delay the premature onset of some forms of chronic disease

* Strengthening your personal foundation and implementation of regular self-care practices : "It takes courage to demand time for yourself. At first glance, it may seem to be the ultimate in selfishness, a real slap in the face to those who love and depend on you. It's not. It means you care enough to want to see the best in yourself and give only the best to others. It is silent recognition that your obligation to them is to give your best, and nothing less." -Shale Paul in The Warrior Within

* Increased self-respect, growth in confidence: "The act of discovery is not in finding new lands, but in seeing with new eyes" -Marcel Proust

* Moving from a place of stress and overwhelm, to simplicity, balance. "Slow down and enjoy life. It's not only the scenery you miss by going too fast-you also miss the sense of where you are going and why." - Eddie Cantor

"There is no power on earth that can neutralize the influence of a high, simple and useful life." -Booker T. Washington

* Learned ability to become "unstuck", identify blocks, tolerations and remove them. "Dwell as near as possible to the channel in which your life flows." -Thoreau, Henry David

* An enhanced sense of freedom; satisfaction; a forward shift

* A heightened sense of energy and vitality = increased productivity in tasks and work

* Live your life fully engaged in what excites you: " ...Ask yourself what makes you come alive. And then go and do that. Because what the world needs is people who have come alive." - source unknown

* Risking adventures in new areas only before dreamed of: You see things; and you say "Why?" But I dream things that never were; and I say "Why not?" - George Bernard Shaw

* Discovering the true spirit of who you really are and the gifts you have to contribute to the world around you: "If a man does not keep pace with his companions, perhaps it is because he hears a different drummer. Let him step to the music which he hears, however measured or far away." - source unknown

* A life style that honors you and your values (being true to yourself) "This above all: to thine own self be true, and it must follow, as the night the day, Thou cans't not be false to any man" - Shakespeare

* Knowing how to have fun, to play and making time to do it : "And forget not that the earth delights to feel your bare feet and the winds long to play with your hair." -Kahil Gibran

My favourite chuckle: Health nuts are going to feel stupid someday, lying in hospitals dying of nothing!

Net Savvy Indian Brides and Grooms

India is a diverse, multi-cultural country with people of various religions, communities and sects living together in harmony and peace. Each community has its own set of religious rituals, traditions and multitudes of customs inherited from ancestors. Arranged marriage is one such common custom handed down over generations. Arranged marriage has played an important role in Indian marriages. This concept is even today accepted by millions of Indians in India and abroad. Marriages, initiated by elders, were arranged with the help of an 'aunt' or the 'priest'. Over a period of time this has slowly transitioned from the marriage brokers to the newspapers and now onto the Internet.

Internet has revolutionized the way people communicate. Today, there are several matrimonial sites some aimed to a particular community/religion and some to the general public. These sites literally make the world seem a smaller place.

The concept of online matrimonial has become increasingly popular because it gives people up-front, at the click of a mouse, access to thousands of eligible singles, which neither newspapers nor marriage bureaus can ever offer. It has tremendously expanded the reach of every marriageable individual by exposing him/her to the millions of eligible Indians who visit these sites. Increasingly, many individuals and families spend their valuable time online searching for the perfect partner for themselves or their loved ones.

It is interesting to see that these sites are visited by conservative parents, relatives; who believe in the sanctity of arranged marriages and also by those for whom falling in love is the way to go. There are many wedding and wedding related sites on the net (like www.BridesandGroomsIndia.com, www.MyAstroHelpline.com, etc.) which understand the focus of the new age matrimonial net surfers and offer them several attractive services. These kind of sites have made it possible to find a partner, match the horoscopes, book a marriage hall and then do all the wedding shopping online.

Many Indians are hooked on to this concept as it is safe, saves a lot of time and presents a wider choice in every aspect.

It is interesting to see how the Indian marriage scene has changed over the years. Though Indians have become tech savvy and jumped on the Internet bandwagon to find the Mr./Mrs. Right, but still the Indian customs, the traditions, the core values remain the same.

The author is an computer professional and an Indian. She is associated with http://www.BridesandGroomsIndia.com. The author is attempting to study the imapct or the influence of Internet and technology on the lives of the Indian community.

Complete Home Rehab In 10 Days

This report is about taking a house and restoring it to an aesthetically pleasing dwelling that has reclaimed it's functional utility. In effect, it is the anti-aging medication for bricks and mortar.

This report assumes that you have already or will soon acquire the proper house. The one that is in essence, ripe for rehab. Be selective and sure of the house's potential to allow for a profit after all the hard work is done. I will help you find your house or houses.

In the proverbial nutshell, it helps if you choose a house from the start that has a sound plumbing, heating and electrical system.

  • Plumbing

  • Heating

  • Electrical

These are things that are expensive to correct in relation to the value they return to you upon resale. Most often, people cannot see the inner workings of these systems and they take them for granted.

Very few buyers are going to give you an extra $15,000-$20,000 in your asking price because you have replaced things that they can't see and already take for granted as just a basic component that is buried in the structure. Also, they assume these components to be warranted against defects by you.

After all, it is mandatory in most, if not all states that you fill out a disclosure form that tells the buyer of every defect that exists or ever has to your knowledge. So inspect the systems of your investment alternatives carefully, as they can be expensive to repair and replace, with minimum dollar return value being realized at the sale.

Along these same lines, you should also pay close attention to the following cash vacuums:

  • Roof

  • Foundation

  • Structural Integrity

Here are a few ways to quickly gage a home from its appearance:

Stand across the street from it. Now look at the bones of the structure. Does it look like a sway-backed horse, with the roof sagging in the middle? Does it have flat areas in its design that don't allow water to be drained away quickly?

Water, dampness and rot are the equivalent of cancer to the human body when it concerns a structure. Shingles can be replaced. That won't necessarily stop me from buying. Usually I will use that old roof as a bargaining chip in negotiating the seller down to a lower price. However, if I crawl into the attic and see that the plywood has become rotted and truss members are also affected, it's time to move on to my next potential deal. Life is too short and I will never rehab it in 10 days if I have to rip the roof off and rebuild it too.

Some other conditions, such as sagging eves, wavy roof surface, rotten fascia and trim pieces, and insect infestations can be deal killers too, if severe.

Solution: Get into the structural members with a long, sharp, sturdy, standard flat-tip screwdriver and attempt to penetrate structural components that are made of wood. You won't hurt anything if there are no underlying deficiencies. However, if someone has freshly painted over or patched it, that screwdriver is one heck of a lie detector! Use it.

Now, I'm not saying people would do that. It may just be the termites have eaten everything but the exterior coating of the wood to conceal their activity whatever the case probe.

There are also tile roofs, metal roofs, cedar shake roofs, hot-rolled roofing, tar and gravel roofs and always a few new high-tech roof coatings. I feel my main concern is whether the decking or the roof support structure has been undermined by water, insects, rodents, poor materials, poor design or craftsmanship, a lack of fasteners, strapping, etc.

Shingles and coatings can be replaced. Just know what is underneath. That's my criteria. Negotiate lower for needed replacement of roof coverings if you can. I dwell on roofs because it protects everything else!

Next on the list of deal killers is the foundation. The same thing applies to the foundation. I will start by standing back from it and looking at it from a distance. Does this place look like the Leaning Tower of Pisa? Or are the seams coming apart? Do the windows and doors look square? Are porches, stairs and additions on firm ground as well?

Block homes can tell you very quickly if they are stressed out just by the appearance of the mortar joints. Those giant unsettling cracks can and do tell a story. This does happen and mortar cracks maybe 10-years old. You need to investigate further.

Once again, water is a sign of trouble with foundations because it leads to erosion, rot, mold and mildew. It washes out foundation materials and slabs will crack. It rots sill plates and your walls are no longer firmly attached to a base.

If you have a crawl space, it's time to get your coveralls on and get in there. Now, let's use our heads here and I mean this! Before you enter a dark, supposedly uninhabited, infrequently entered, dark and restrictive to movement area, assess the situation. Ask someone who has knowledge of the dwelling if there has been any animal activity that they know of. You may also encounter bees, wasps, ants, spiders, snakes, slugs, mosquitoes, rats, mice and a host of other inhabitants. Beware and be prepared. It's truly another world in some cases.

If you don't want to do it, hire a professional and I do mean a pro, not some Joe who says he is one. For goodness sake, use a licensed professional home inspector to protect yourself in all areas if you're just not sure!

OK, you're a trooper and you're going in. Good for you, Rambo! You'll make it in this business because it takes faith, guts and determination. By getting into this type of situation, you'll learn a lot more about every part of the homes you inspect.

You should have a strong flashlight, your trusty screwdriver, maybe some insect repellent and a safety observer standing at the access entry to give you piece of mind. Now you can go to the perimeter walls and inspect where the walls meet the foundation. Look for rot, misalignment, cracks, separations, water damage or any other condition that doesn't appear normal.

While you're down there, look at the other foundational supports, you will see pier blocks and posts, other concrete support pillars and walls, beams, joists and cross bracing, and the underside of sub-flooring. Check this stuff's condition. Does it look original? Is it structurally sound? Or are there some discrepancies that need further investigation? Take a good look and smell!

Don't leave yet. You also will want to look at all that plumbing and electrical that is there as well. Scan the perimeter. Do you see any sunlight coming in from where it shouldn't be? That might be a hole that needs repair. This is common sense land, not computer a chip lab. You can inspect for general condition. Simply follow everything to its logical end, looking mainly at the condition of the different components.

OK, you've made mental and physical notes. Now dust yourself off and go inside the house if everything has checked out so far.

So the roof and foundation have passed your keen eye. Let's look at the rest of the house with respect to its structural integrity. More than half of your structural integrity check at this point is already complete as the roof and foundation are two of the most important components and those have been done. Now you are left with the interior spaces of the structure.

Here's what I do once inside. I stand at the front door with a checklist in hand (www.inspectamerica.com) and I begin to scan the walls, ceiling and floors. I'm looking for water stains on all three surfaces, as well as patches that were used to repair or conceal damage. I go through every room and look for signs of damage or concealment.

Any flat floor is a good candidate for my scientific marble test. I'll drop my marble; if it rolls to a corner, that floor ain't level, Buckwheat. That's a simple test but I do want to know that the under-layer or sub-flooring is sound and firmly attached to all those joists, and beams and trimmers and blah, blah, blah.

Soft spongy floors are of concern, creaky floors are annoying and rotten floors are another story. So once again, I'm looking at the structural support of the floors. I don't care that the cheap, yellowed vinyl is coming up at the seams. I don't care that the carpet is matted down or thread bare, and I don't mind if the finish is worn off of hardwood floors or tiles are loose.

Floor coverings fall under the label of cosmetics. That's such a pretty word and that's what you want to concentrate on: cosmetics...more on that in a moment.

So the floors pass my test for sub-flooring and structural integrity is great. Now I can check that the walls are square because they are attached to that floor, and then I can check that the doors all operate properly and are square too.

How much more can there be than that, Dan? Well, let me tell you a few things that can bite you here. Let's say the structure overall is good. By that, I mean you have a solid roof, a solid foundation and sturdy floors and walls.

What is behind those walls? The things that bite you aren't usually seen until you get bit. One particular painful bite is finding out your wiring is not grounded or that the circuits are not properly protected. You're looking for three-pronged outlets and modern plastic-encased wiring made of copper, not aluminum. You want circuit breakers, not fuses. What you really need here is a licensed electrician to do this more in-depth and professionally licensed review of the system.

I have seen more than one Joe Homeowner rehab go up in flames because of a lack of respect for electricity. Licensed electricians bring you up to code and protect your investment. Find a good one and make it a point to shower him or her with praise, attention and money well spent.

They will give you free estimates, so use them as a preliminary inspector with you. If you decide to buy it, use them to do the work that needs to be done.

Plumbers are a breed apart. You would think they use gold for soldering your pipes with the prices they charge. My grandfather was a plumber and I was on the truck with him at nine years old. A plumber may or may not give you a free estimate. With a little digging, it can be done. Just give them the work if indeed you do buy the house.

With plumbers, the only time you're going to need one is if you are doing major system work or the once every ten year hot water heater job. Also the occasional clogged main sewer line to the street.

In today's P.V.C. plastic plumbing kits world, you can hire just about any good all-around handyman to get the job done. If you have to tear through a wall to get at plumbing, building code inspector-man will say, "Get a licensed plumber."

Heating and cooling: the air conditioning system, if the house you're inspecting doesn't have adequate heating and cooling, that can become expensive. Let's say you have a flat roof home in a hot climate with window unit air-conditioners, and you intend on bringing this house up to what a modern day home dweller expects.

You may have a problem. Where would you put new ductwork if you don't have attic space to house and route central heat and air? Once again, call in a pro if you need some advice. They do give free estimates!

Here's a point for you to follow up on: the plumbing, heating and air-conditioning guys all drive service trucks. Be on the lookout for those trucks if they are your neighbors; go say "Hello" and introduce yourself.

Regardless, I have always done this and what I am saying is this: these guys most always work on the side and that means half price. You may have to pull a permit as a homeowner but the savings is substantial. Develop a network of these blue-collar geniuses. They are the guys who will transform your investment fast!

So now you have a solid house. By that I mean, plumbing, electrical, heating and air-conditioning, roof, foundation and overall good structural integrity.

So what's left to do? Call in your army of carpenter ants, from painters to carpenters and flooring installers, yard maintenance and tree trimmers, and handymen of all sorts.

This is the whirlwind tour. Let the demolition guy in first. Order a dumpster for the next ten days. Order demolition man to throw out everything including the kitchen sink. What I am out to do at this point is to clear the decks.

A blank canvass is created for the painters to perform the transformation. They come in at this point and patch and paint. Let them blast the place with their airless paint-spraying arsenal inside and out. Give them 3 days and you have just added a huge improvement to your investment. This is the biggest dollar-for-dollar return you can make.

One cautionary note here: Make absolutely sure that quality paint is used. When it comes to painting, it's the labor that kills you, not the material. I insist on Sherwin Williams Super Paint. It is a miracle formula that I am convinced could cover up bullet holes without any patching compound and it lasts forever. It's worth every penny; insist on it!

So my idea of finding the ideal fixer upper is to find those where the structure and systems are fine but it still needs demolition man and the paint brigade. Everything up to this point has been inspection and appraisal of the situation. Once I'm satisfied that it is a cosmetic rehab and not the expensive money pit, I send in my cosmetologists.

I wouldn't call these guys that to their face but these are normally men adding residential make-up to the bricks and mortar. Once the painters leave, the flooring guys are right behind them, laying tile and carpet. These guys are out in 2-3 days and my cabinet and handyman plumber are attacking.

Light fixtures, vanities, toilets, sinks, doors, switch plates and outlet covers?wham, ten days are up and this house is either held out for rent, lease-optioned or sold for a whole heck of a lot more than the ten grand I put into it, if that much.

You must be somewhat of an appraiser and deal finder. It takes time to recruit your cosmetologists, but you will run across them in your travels. Friends and family usually can provide you with some serious leads. Start networking and talking to tradesmen. Get their numbers and schedule them to descend upon your ugly duckling at certain times and watch the transformation begin.

It took me years to learn these tricks. I did it all myself for years and it always took three months when I did it myself. The sad part is that I thought I was saving money that way.

Can you see how much I actually lost? Here is a quick example. I bought a house for $55,000. Its deficiencies were purely cosmetic. I used other people to do all the work and I pitched in to keep them organized. Ten days later, it was done. I spent a total of $5,000 on materials and labor and it appraised at $90,000 in 10 days!

That's $30,000 in 10 days, not 3 months. Now marketing time would take 45 days but I know how to do that too, and I will also show you how you can do it too.

There is no doubt about it. This can be done and you can do it. In all honesty, it may take you 30 days to achieve a completed house. That's may be 3 times what it took me but I am experienced.

Here's a pretty neat way I figured out how to find good cosmetologists (tradesmen). If I know relatively no one in the area, I will ask a local appraiser to suggest who he would use if he were me.

This is an intelligent way to ask that question. I ask it in this form: "If you were me, who would you use?" Now that triggers a self-preservation mechanism in their brain and they give me excellent people, who are very good at what they do! Try it; it works.

I went to appraisal school and learned a lot. Believe me, appraisers are underrated and treated poorly. They truly are experts at discerning quality and value. They know whom does quality work. Make friends with a competent appraiser and the lenders that accept their appraisals. Hint: You'll get very fair evaluations and their lender approves them.

Marketing, hunting, finding and capturing the "ripe for rehab houses" is another book entirely. However, don't lose faith because I have written that book for you as well. Here is an excerpt from my other book. It is called Magic Bullets In Real Estate.

There are 4 phases, or lifecycles, to real estate and here is how it often goes.

Phase 1 You will see new construction, bright shiny homes popping up, landscaping contests, baby strollers and tricycles in the neighborhood. This is probably going on in the suburbs of the city, as new growth tends to radiate out at a pace of one mile per year from growing and prosperous cities.

Phase 2 The same neighborhood now 10-15 years later has aged a bit and now you see basketball hoops and 2-wheel bikes, as the kids are older and want more mobility.

Phase 3 The kids are grown and gone with families of their own and now the parents are riding their own 3-wheel bicycles, trikes to the hip grannies. Here in Phase 3, you're looking at 25-35 year old homes, where some people are passing away. Others are just hanging in and some are moving in with the kids or going to an A.L.F. (Assisted Living Facility). No doubt, you have outdated homes, deferred maintenance and some repairs to be made. Here is the beauty of this whole thing. These are my cosmetology candidates. Here's why! The formally elder owners lived there and they needed everything to work. They didn't update it. They just fixed things that needed repair in order to maintain a level of comfort. They had pest control and the Sears man come annually and piddled around. So things were kind of looked after in that manner. Buy here!

Phase 4 Revitalization ? That's what happens as a result of you buying your ripe- for-rehab fixer-upper in Phase 3 neighborhoods. Odds are, you will rent it out, lease-option it or sell it to a young family when it does sell, and guess what? Yep, out come the tricycles and baby strollers and it starts all over again.

Tricycles
Bicycles
3-wheel bikes (buy here!)
Revitalization

Determine what cycle different neighborhoods are in! Follow cycle #3.

Isn't that a beautiful story; isn't that the truth? Think about your own parents and your own childhood. Now I also want you to think about that brand new young family that is counting on you to treat them fairly and give them a trouble-free home when they buy or rent from you.

The harder and smarter you work, the better quality and value you can provide to others. Don't rip them off. Don't take advantage, don't scrimp and for Pete's sake, do your best to do your level best. You need education and help from others to achieve these heights of excellence. Why Are People Cheesed Off With the Internet?

Having been connected to the "net" now for about eight years I can't help but notice the amount of deception that goes on. And it seems to be getting worse. It has got to the point where almost everything you read has to be viewed with a healthy degree of suspicion.

The general consensus of opinion is that most people are pretty cheesed off with what they find out there in cyber space. Ask anybody. They will all tell you the same things.

Internet marketers have a lot to answer for but so too do ordinary people. It is so easy to hide behind a facade of words that promise the world but deliver nothing. We have all heard of "chat room love affairs" where both sides make statements that are far less than honest. When the two participants eventually meet "in person" both are disappointed. The suave lawyer who says he is always mistaken for Brad Pitt turns out to be a fat, unemployed bum and the Brittney Spears look alike proves to be fifty pounds heavier, middle aged and has half a dozen kids from failed relationships.

So why do people lie? Basically, because they can. It's easy to embellish the truth when the truth cannot readily be proved or disproved. The impersonality and virtual anonymity of the internet allows a multitude of sins.

People are now expecting to be lied to.

We now find all sorts of negative behaviour descending upon us from cyber space. These include:

  • Being bombarded with a never-ending stream of unsolicited and unwanted emails.
  • Daily attacks from nasty computer viruses sent by people we do not know.
  • Being offered all sorts of marketing plans that are nothing more than cheap scams.
  • Paying for goods or services that are expensive and under deliver on their promises.
  • False information and inaccurate information designed to deceive.
  • I have fallen victim to all of the above. I don't mind admitting that. Most people connected to the internet have.

To overcome these things we install all sorts of filters, virus scanners and firewalls, ignore all claims by marketers trying to sell their wares, are reluctant to use our credit cards and believe virtually nothing unless it can be substantiated across several unrelated sites.

The internet could be a marvelous resource. Unfortunately, like most other things, it has been hijacked by people with negative and deceptive outlooks on life. It could be vastly improved if everybody made a conscious effort to be more truthful. However, it is highly unlikely that this will ever occur, so the best advice I can give is to exercise care and caution every time you use your computer to access information, products or services from the world wide web. To do otherwise will be a costly experience that you could well do without.

Perhaps we should remember those immortal words: "Trick me once, shame on you. Trick me twice, shame on me."

SPF? What Does It All Mean?

Spf or sun protection factor, is the amount of increased protection a sunscreen provides. If you are like most people, you will begin burning after 15 minutes without protection. An SPF helps protect against sunburn, and does not "stop" the tanning process completely!!! It's the burning that you want to omit, that is what causes skin damage! it's not the tan!!!!!!!!!!!!!!!

Determine your protected sunning time by multiplying the SPF number by the amount of time it normally takes you to show signs of burning if unprotected.

    For example: Spf 8: 8 x 15 = 2 hours of increased protection.

    Spf 15: 15 x 15 = 3 3/4 hours protection.

If you burn in 5 minutes (usually very sensitive skin) with an spf 15: 15 x 5 = l h 15 increased protection.

Most common sunscreen ingredients are: titanium dioxide, zinc oxide and avobenzone (also called parsol 1789) and butyl methoxydibenzoylmethane.

Avobenzone (also called Parsol) is less pore clogging than titanium dioxide and zinc oxide, but some people do experience irritation (rash or little red bumps) from avobenzone. Titanium Dioxide and Zinc oxide are natural products but can be more pore clogging as they sit on the skin's surface and deflect back the UV rays, rather than absorbing into the dead layer of the epidermis.

A combination of Avobenzone and titanium dioxide or zinc oxide may be less clogging then td or zinc alone for some people. But in the end they all block the pores to a certain degree because of there texture.

Remember the lesser the spf in your cream or lotion the less chances your skin will react!! for example an spf 8 in your cream will give you minimal to no skin irritations or pore clogging!!! So it comes down to choose what works or is best for your skin or what you feel more comfortable with!

    spf 2 blocks: 50%
    spf 8 blocks: 86%
    spf 15 blocks: 92%
    spf 30 blocks: 96%

Spf 8-15: Is sufficient to give your skin ideal protection against the harmful effects of light for normal exposure to the sun like at home, at the office, in the city, day to day errands,. but the more sun you are exposed to (an entire day at the beach, for instance) the higher the SPF should be to give your skin optimal protection.

Sunscreen: Is usually a cream or lotion. It is a chemical protective product works by absorbing a minimal amount of the uv rays and filtering them. Many people have allergic reactions to the chemicals in sunscreen seen as a rash...

Sunblock: Is usually an opaque cream or paste. Provides a physical block that functions by reflecting rays. sunblocks contain natural minerals. Sunblock protects you by reflecting the uv rays before they penetrate your skin. Makeup with spf in it do not offer enough protection against the sun you are better to skip those entirely and splurge on a good moisturizer with sunscreen or a sunblock.

One should never go to bed with sunscreen on your face, not to mention all the chemicals that will sit there causing irritation and blocking your pores. At night your skin heals and renews itself taking in nutrients from the air and your treatment creams. The skin's optimal renewal action takes place between the hours of 10 p.m. and 2:00 a.m. this is a time to nourish the skin not block the pores...... Please wash off your sunscreens as soon as you can.

Again I stress my view on spfs use - apply them when you need them do not abuse there use...... they are meant to be used when you are outside....

When you need protection from the sun especially during summer time, or whenever you are out in the open, for day to day use in the summer while doing errands, in and out of the home/car all day then an SPF 8 to 15 is sufficient... You can apply 30 when you will be outside for a longer period of time. In my opinion high spf lotions are not to be used daily all year round if you are not working outside or if you will be inside most of the day.....

If you really feel the need to wear a cream with spf daily stick with the ones that have a low spf... like an spf 8 and use an spf of 30 on areas (spot treat) where you need extra protection such as discolorations spots..... In my opinion if you are inside most of the day you do not need a cream with an spf in it!!!

Best protection is to wear a hat whenever possible and stay out of the sun during the peak hours of 10/11 a.m. - 3/4 p.m.

Note: If you have pigmentation spots (discoloration) and are worried about them you can spot treat them with an spf 15-30 if you wish!!! instead of putting an high spf all over the face.

Did you know that Vitamin C,Shea Butter, Aloe Vera, Carrot Oil and Vitamin E help support the skin's natural defences against uva/uvb! Vitamin E protects the cells against the adverse effect of free radicals, it protects skin during sun exposure!

Many studies have shown that antioxidants may be a very important strategy for preventing skin cancer.!

Aloe Vera was used 1000s of years ago as an essential protection against the rays of the sun.!

If you will be spending time out in the sun please always apply a sun block/sunscreen over your serums or creams containg vitamin A or C.!!!!!!!!!!

    My tips for this summer!!

    - First time you go out in the sun, go for no longer then 30 minutes - fairer skin less time and find a shade place you can go too after the initial 30 minutes then increase gradually through the summer always protecting the skin!

    - Go out between the times of 9-11 am and after 3-4 p.m.

    - Prepare the skin properly and treat the skin after being out in the sun!

To prepare the skin properly apply your moisturiser under your sunscreen or sunblock, the layers help to protect the skin! After your time in the sun wash off your sunscreen or sunblock and apply a moisturiser or product designed for after sun!!

Please try and stay away from tanning beds, in my opinion they are not safe for your skin!

A Spy Camera on Your Body

    by: Shawn Davis
Are you afraid that you might miss something important? With a spy camera
carefully concealed on your body, you can enter a room and observe with
your eyes, and then look over everything else later, with the benefit of
slow motion added in. A spy camera of this sort can come in very handy,
and it is easy to use and virtually undetectable.

A spy camera that is placed on your body for surveillance purposes makes
use of a transmitter that sends the images it captures back to a recorder
of some sort. This can be a VCR or DVD, but increasingly sophisticated
technology allows it to be sent to computers. This means that you can set
your computer to record the images from your camera, and then you can look
over them later, focusing on different parts of the images, and seeing
things that maybe you failed to see the first time with the naked eye.

There are different ways that a spy camera can be hidden on your body.
Usually they look like regular objects. For instance, a camera can be
hidden in a button, baseball cap, or a pair of sunglasses. They can even
be in common objects that someone might carry, such as a pen, pager,
cigarette pack, lighter, or book bag. Some of them are in the form of bore
scopes that also serve the same purpose. In any case, the point of a spy
camera is to be able to take images without others knowing what you are
    doing.

In addition to a spy camera hidden on your body, you might find it useful
to wear a small listening device. This will only serve to augment the
visuals you capture, and can even help you add context to what you are
seeing. Additionally, it gives you the ability to listen again for things
that you might have missed during your initial surveillance.

When you perform surveillance, it is important to make sure that all your
bases are covered. This means that you should have a backup to your own
eyes and ears. This is possible with a small listening device and a body
    worn spy camera.
